Gateway Residential

On June 23, 2026, the City of Irvine and Brookfield Residential broke ground on Gateway Village, an important milestone in the transformative Gateway Project, which will bring new housing opportunities and natural open space to North Irvine.

The 70-acre residential village at Portola Parkway and Jeffrey Road features six neighborhoods with 1,138 homes, as well as parks and recreational amenities. In addition, the broader Gateway Project includes the 700-acre Gateway Preserve and the extension of the Jeffrey Open Space Trail, which will span Portola Parkway via a new pedestrian bridge and continue along Jeffrey Road to the entrance of the Gateway Preserve.

Gateway Preserve

What is Gateway Preserve?

The Gateway Preserve is the proposed outcome of a land acquisition agreement regarding the All American Asphalt plant on Jeffrey road in North Irvine. The land acquired by the City of Irvine will be developed into hundreds of acres of accessible open space and residential housing in North Irvine, while also coordinating the closure of the All American Asphalt plant. The overall plan, which involves the establishment of the Gateway Preserve, contemplates the acquisition and shutdown of the All American Asphalt plant on Jeffrey Road; the extension of the Jeffrey Open Space Trail to the North Irvine Open Space; two new thematic parks; additional trails for hiking and biking; and a new residential village that is consistent with the master plan for North Irvine.

About the Project:

All American Asphalt Inc. has operated an asphalt batch plant on the site since the early 1990s, prior to the land being incorporated into the City of Irvine. The plant has been at the center of numerous odor complaints by residents and others in the area in recent years. Learn more about the City of Irvine and All American Asphalt

The City has reached a tentative agreement to purchase the All American Asphalt plant and will replace it with open space that includes interpretive displays; native gardens; outdoor classrooms; a small amphitheater for community programs; and a trailhead that will connect with nearby trails. To pay for the All American Asphalt plant acquisition, the City has negotiated a concurrent deal with Irvine Company that will result in 475 acres of land being transferred to the City — an approximate 70-acre portion of which can be master planned for residential development to cover the costs associated with purchasing the asphalt plant.
