Update: Legacy Site No Longer Accepting Permit Applications
As of September 14, all no-plan-check permit applications must be submitted through PermitsDIRECT!, powered by Symbium (Open in new window) (see below). The legacy permit site (permits.cityofirvine.org) remains available for plan check inquiries, permit inquiries, and inspection requests.
What is PermitsDIRECT!?
The City of Irvine has implemented PermitsDIRECT!, powered by Symbium — a web-based platform that makes it possible to get minor permits for eligible residential and commercial projects instantly. The platform automatically checks for code compliance and issues permits in real time.
Licensed contractors and homeowners can apply, pay online, and pull permits without a trip to the Irvine Civic Center.

- Electrical Panel Upgrades
- Miscellaneous Residential Work
- Residential HVAC Changeout
- Residential Reroof
- Residential Water Heater
- Rooftop Solar or Battery Storage
- Solar Installation with Approved Master Plan
If your project isn't listed here, it may still require a standard plan-check permit. Please contact Community Development at 949-724-6313.

Scheduling an Inspection
Once your permit is issued, inspections can be scheduled at permits.cityofirvine.org, which remains active for this purpose:

Online Scheduling System (Open in new window) - Search by permit number, select the correct permit, then choose your inspection date and type. Include a contact phone number in the comments box; your inspector will call on the day of inspection to coordinate timing.
